Single international tenant.  This building burnt down and an insurance rebuild with the incoming tenants having input as to the final layout and design.

7 Dante Road, Trentham, Upper Hutt.

1500sqm yard storage area.  Tenant has split the yard in to two and subletting the other half.

For a property company.

2 lots side by side with a total of 3000sqm.  Currently seeking a tenant.

For Charitable Organisation – Petone Rowing Club.

Iconic beachfront Rowing Club building with café tenant upstairs.  Currently has negative DSA report and while it requires on gong maintenance, discussions are proceeding as to the future of the building.

401 Hutt Road, Lower Hutt.
For a family trust.

This building had been in the family for a number of years and when their National Tenant wanted to move out, a DSA was obtained for new tenants.  It was a negative DSA and the owners made the call to sell rather than strengthen.  We assisted in the DSA, consultation around strengthening, worked with different agencies to choose what one list with and worked with the agents through the sales process and settlement.

27 Pirie Street, Mt Victoria, Wellington.
For a partnership

A multi-level building with long term tenants.  A negative DSA meant one partner sold to the other with the intention of redeveloping.

30 Alfred Street, Blenheim.
For a property company

A Single level single tenant building that had a negative DSA report commissioned by the tenant.  A second DSA was obtained to check the validity of the first and some common ground was met in between.  Negotiated the sale of the building to the tenant.

210 Thorndon Quay, Wellington.
For a partnership

Long Standing tenant and a negative DSA.  Assisted in strengthening this complex building as all 3 owners needed to do the works as it was a single structure.  Completed strengthening to 70% NBS and negotiated a sale to the tenant.

560 High Street, Lower Hutt.
For a family trust

Managed this motel tenant with an unusual lease for several years and when the owner didn’t want to keep the maintenance up and decided to sell.  Liaised with land agents, tenants and owners and a successful sales campaign netted the owner 18% more than they were expecting.

Upcoming projects.

Currently we are assisting a property company to purchase 3 units in Lower Hutt that will be for rent. Liaising with real estate agents for valuations and marketing for tenants when available.
